Attorneys in the New York office of Haynes and Boone, LLP have advised SL Green Realty Corp. in a 1.6 million-square-foot lease to Viacom International at 1515 Broadway, extending and expanding Viacom’s presence in the Times Square tower through 2031.

It was the second record-setting leasing deal for the firm since April 16. The Viacom transaction, handled by Partner Noah Shapiro and Of Counsel Russ Rabinovich, is believed to be the largest-ever New York City office lease other than a few sale-leaseback arrangements, according to SL Green. >>

Haynes and Boone New York Team Advises in 1.2 Million-Square-Foot Manhattan Lease

Haynes and Boone, LLP attorneys have advised client Brookfield Office Properties in executing a lease for 1.2 million square feet at One New York Plaza in Lower Manhattan to Morgan Stanley.

It is the largest single-asset office lease in New York City since 2008, according to Brookfield. In the transaction, Morgan Stanley moved from sublease to direct lease, including an option for more than 300,000 square feet of expansion space.

NEW YORK – The recent $285 million sale of the 660 Madison Avenue office tower – reportedly the largest single-asset transaction completed in the U.S. during 2010 – topped a period of heavy activity for Haynes and Boone New York real estate attorneys.

Firm lawyers also handled the largest Manhattan lease negotiated to completion in 2010, and the second largest office building sale by gross price completed during the fourth quarter.

Russ Rabinovich

Russ Rabinovich practices real estate law in Haynes and Boone's New York office, with a concentration in office and retail leasing. Russ represents both landlords and tenants in connection with complex commercial leasing transactions in New York and nationally. Russ has significant experience in negotiating leases, subleases, management agreements, brokerage agreements and other leasing-related transactions. He has also recently represented the owners and developers of some of the most prestigious hotels in New York City in connection with restaurant leases and other food and beverage related agreements.

Russ has been recognized by the Legal 500 for providing clients with "invaluable legal counsel" and for possessing "uncommon business acumen" and "superb problem-solving skills." Russ was selected for inclusion in New York Rising Stars - Metro Edition, 2011-2012.
